Shinda is seeking qualified Property Managers for our Bronx, Harlem and Brooklyn low-income housing properties. The successful candidate will be computer literate, well versed in Microsoft Office, have excellent written and communication skills. The Property Manager is responsible for the management of tenant services and requirements as well as supervising, monitoring, and managing certain physical, administrative, and financial aspects of the site. Must be familiar with requirements of the following agencies: HUD: Section 8, REAC, MOR; HDC; LIHTC: Management Reviews; HFA: HCR; HPD: Tax Credit and on-site reviews.
Responsibilities include but not limited to:
• Oversee the housing development to ensure that the property is audit ready, i.e. MOR, LIHTC & REAC.
• Ensure 100% collection of rents and other charges.
• Follow all move-in and move-out procedures in accordance with Shinda policies and procedures.
• Rental and re-rental of apartments: Rent units within 30 days of vacancy in conjunction with our Occupancy Department.
• Weekly inspection of buildings, grounds and apartments.
• Annual certifications and re-certifications are completed accurately and in a timely manner.
• 100% File Review: Ensure that all files are reviewed and maintained in accordance with Shinda Management Corporation’s policies and procedures.
• Develop, implement and maintain a new tenant orientation program.
• Establish community partnerships with agencies, private and governmental, which offer programs or services needed or desired by our residents.
• Prepare, or participate in the preparation of various reports required for the Regulatory Agencies and other arms of government.
• Be available on an appointment basis to residents having a complaint or grievance not otherwise resolved to the residents’ satisfaction.
• Ensure that the security system provides the maximum safe environment for the development. If the system is not delivering its maximum potential, the Site Manager will seek assistance & support from the Area Manager.
• Maintain work order ticket system.
• Oversee processing of work tickets & work order log(s).
• Prepare Purchase Order upon placing order & maintain purchase order log(s).
• Experience managing staff and balancing budgets.
• Other duties as assigned by Management.

Qualifications:
• Minimum of 1-2 years solid experience with low-income housing
• Bachelors or Associate Degree
• Understanding of NYC local laws (11, 87, 84 etc) and knowledge of DOB, HPD, ECB etc.
• Working knowledge of Yardi Software a plus
